HOW DO YOU CHOOSE WHERE TO LIVE WITH SO MANY GREAT CHOICES?

Living in San Luis Obispo County is not about just finding the right home but also about finding the right community that meets your needs……. San Luis Obispo County is located almost dead center between San Francisco and Los Angeles. In 3 to 3 and half hours you can leave the rural countryside behind and be in a booming metropolis. However once you are here, you will never want to leave...

COASTAL COMMUNITIES
Cambria - small art-filled, eclectic community with friendly people and lots of quiet places to enjoy the Pacific ocean. The unique town of Cambria combines the pines with the coastal oaks.

San Simeon - Just a few minutes north of Cambria sits the small hamlet of San Simeon. It is the back drop for Hearst Castle and offers views of elephant seals, migrating whales, and the open ocean.

Caycuos – One of my very favorite places. Cayucos epitomizes the old, untouched California Beach Town. Laid back, small and friendly, Cayucos hosts many community parades and activities.

Morro Bay – The largest coastal town, Morro Bay offers the Morro Bay Estuary, the Embarcadero area for shops and restaurants, hiking.

Los Osos – Entrance to Montana de Oro and the Pigmy Oaks, Los Osos offers a relaxed atmosphere with miles and miles of excellent hiking. Sitting on the South West side of the Morro Bay Estuary, Los Osos is a bedroom community for San Luis Obispo.

Pismo Beach – Surfing, shops, beaches, kids, activities galore. Pismo is the beach town that is always happening. Always something going on lots of people, events and fun.

Shell Beach - Located on the north end of Pismo, Shell Beach has the rugged cliffs and dinosaur caves. It is a sleeply little community of beautiful ocean side homes.

Avila Beach - Avila is the up and coming beach town. Completely torn down and rebuilt just a few years ago, Avila sports new shops, restaraunts, and ocean side walk. Aliva is typically one of the sunniest, warmest beaches on the central coast. Go Friday evening for fresh vegies, sea food and music.

THE CENTER OF THE COUNTY

San Luis Obispo – – Are you more into the mainstream of things? Do you prefer lots of choices regarding shopping, entertainment, etc? SLO as it is called by the locals offers major stores as well as a quaint, historic downtown shopping area. Home of Cal Poly Technical Institute and Cuesta College, SLO is a fun and inviting place to live or visit.

NORTH OF THE 'GRADE'

Santa Margarita – is a small bedroom community with lots of open ranch spaces. Park Hill road area provides the open wooded space for those that want to be a little more remote and little more connected with nature

Atascadero – is all about family. Their new $12 Million Community Center offers plenty of games and activities to keep out teens off the streets. The ‘west side’ offers homes on acres while the ‘east side’ offers homes on large sized lots.

Paso Robles – Do you like wine tasting and warm weather? Then Paso is the place for you. This area is the second This list is just a sampling of what is available and is not conclusive by any means. There are 20 or more small communities within a 50 mile radius. We can find what you want!

SOUTH COUNTY or SOUTH OF THE 'GRADE'

Arroyo Grande – Old Town AG (as the locals call it) is a wonderful place to stroll, buy fresh vegies from local farmers, and grab something to eat. It so such a cute little area with the old buildings and fun merchants! Check it out - it is also the way to Lopez lake if you want to do some fishing or kayaking or water slides. Wonderful, wonderful town.

Grover Beach – Probably one of the only towns in California that has beach in its name but really doesn't have a beach.... Gover Beach reminds me of the California surf dude type of town. Close to the beach but not really on the beach. Great place to buy if you want something reasonable and close to the beach.

Oceano – You can't really tell when you are in Oceano, Grover, Pismo or AG - hence the 5 cities area that you will frequently hear. Oceano has the dunes - one of the last places in CA where you can actually camp, ride horses and quads right on the beach.

Nipomo – Use to be that no one wanted to live in Nipomo. Now, Nipomo is one of those places that is growning and where people want to live. Thanks to the 'new' golf course and developements, Nipomo is a perfect town for those who want to be centrally located, yet have all the benefits of rural living.

Santa Maria – Ok, so Santa Maria is actually in Santa Barbara County and not San Luis Obispo.. It is the 'All American City'. Santa Barbara County doesn't really want to claim Santa Maria so in my opinion it is more closely aligned with San Luis Obispo County. My first home was in Santa Maria so I have a soft spot for the area. It has lots of amenities and the only mall in the whole area. If you want a screaming deal on a property on the Central Coast of California - Santa Maria is the place to look.

Guadalupe - To be honest I don't know a whole lot about Guadalupe. It is a small town, haven't spent much of any time there. There is an Amtrak Train Stop there, lots of ag business. Houses are the least expensive of anywhere on the Central Coast. Looks like a cute community and I'll be happy to research it for anyone who wants more info!!!

I have intentially left out a few - such as Shandon and Creston and Pozo. Only because my fingers are tired... Each area has its own unique characteristics. Call me and we can discuss which one is the best for your needs, wants, desires.
